When replacement makes more sense than a repair

Most roofs can be repaired for years. There is a point, though, where patching costs more over time than replacing, and it usually shows up as one of these:

• Age. Asphalt shingle roofs generally last 20 to 30 years depending on the shingle, the ventilation and the weather they have taken. If yours is in that range and problems are starting, the money is better spent on a new roof than on a run of repairs.
• Widespread shingle wear. Curling or cupping shingles across whole sections, bald patches where the granules have washed off, or shingles that crack when touched.
• Leaks in more than one place. One leak is a repair. Leaks that keep appearing in new spots mean the roof as a whole is done.
• Storm damage over a large area. Wind that lifts or tears shingles across a slope, rather than a few here and there.
• Sagging or soft decking. Dips in the roofline or spongy spots underfoot mean water has been getting to the wood, which is a replacement, not a patch.
• Flat roofs that pool and blister. A flat roof with standing water, blistered or split membrane and failed seams is usually replaced rather than repaired piece by piece. See flat roofs.

What a full replacement involves

A full roof replacement means taking the old roofing off, not covering it. The decking underneath is checked and any rotted or soft boards are replaced. New underlayment goes down, flashing is renewed where the roof meets walls, chimneys and vents, and the new shingles or flat roof system goes on. Gutters are checked at the same time, and replaced if they are part of the problem.

Before any of that happens you get an estimate in writing with options based on your budget, so you know what you are choosing and what it costs.
