Why flat roofs fail

A shingle roof sheds water by gravity. A flat roof has to hold it out with a continuous membrane and a slight pitch toward a drain. When either of those is compromised, water finds its way in, usually at the edges and seams first. The usual signs:

• Standing water. Puddles that are still there a day or two after rain. Ponding water breaks down the membrane faster than anything else.
• Blisters, cracks and splits. Bubbles in the surface where moisture has gotten under the membrane, alligator cracking on older roofs, splits along the seams.
• Open seams and lifted edges. Where two sheets meet, or where the roof meets a wall or parapet, the sealed joint has let go.
• Clogged drains and scuppers. Leaves and debris backing water up onto the roof.
• Leaks inside that show up well away from where the water is getting in, because water travels along a flat deck before it drops.

Repair or replace

Repairs of flat roofs make sense when the membrane is generally sound and the problem is a seam, a drain, a flashing joint or a single damaged spot. Replacement of flat roofs makes sense when the membrane is aged out, blistered across large areas, or has been patched so many times that the next patch will not hold.
